They do not represent all US rental homes or all occupied apartments. - We use the published total monthly rent when known and base rent otherwise. Unknown fees remain unknown. Deposits, utilities, parking, pet charges, and one-time costs can add to the amount due. - Asking rent is an advertised price. It is not a signed lease, a renewal offer, or a confirmed amount a renter paid. - Keep promotional effective rent separate from the monthly asking price. Compare the same apartment, lease length, move-in conditions, price basis, and listing period before describing a price cut. - Current market samples exclude income-restricted prices, rent per bed, verified-empty properties, and properties outside the listing freshness window. A page with no current sample can show older prices with a warning. Missing prices are not zero. - We schedule daily checks. A failed check does not make an old price current. Quote the observation dates shown with the figure. A report generation time or page visit time is not a listing verification time. - The city hub and city trends page use the same current-price sample when their location and filters match. Each matching apartment has equal weight in the headline average. Building guide counts can be larger than the number of buildings with qualifying prices. - Historical charts can use building-level averages and different observation dates. Their values need not equal a current unit-weighted average. Read the method and sample notes beside the chart. - Preserve bedroom, area, and community filters when quoting or linking to a result. Include the priced-unit and building counts. A change in a market average does not establish that the same apartment received a price cut. ## Find an answer - [Home](https://average-rent.com/index.md): choose a city and bedroom count. - [US rent trends](https://average-rent.com/rent-trends.md): national asking-rent statistics and methods. - [National rent report](https://average-rent.com/rent-report.md): national report and links to local markets. - [Rent Watch](https://average-rent.com/rent-watch.md): dated apartment rent cuts, increases, and current options by city. - [Research](https://average-rent.com/research.md): rent, affordability, bedroom, and coverage reports. - [Coverage](https://average-rent.com/research/coverage.md): tracked coverage and its limits. - [Press and data kit](https://average-rent.com/press.md): dated facts, citation text, and embeds. - [Insights](https://average-rent.com/insights.md): dated reports and published Rent Watch articles. - [RSS](https://average-rent.com/rss.xml): published articles. - [Apartment search](https://average-rent.com/search.md): map and listing search. - [Apartment quiz](https://average-rent.com/quiz.md): build a filtered search and save it to an account. - [About](https://average-rent.com/about.md) and [How it works](https://average-rent.com/how-it-works.md). ## Local page patterns Resolve a city with the coverage tools or site links. Do not invent a city, building, area slug, unit ID, or source URL. - City: `/city/{city-st}/`, for example `/city/austin-tx/`. - City trends: `/city/{city-st}/trends/`. - Area trends: `/city/{city-st}/trends/{area-slug}/`. A ZIP boundary can use its ZIP digits. - City apartments: `/city/{city-st}/apartments/`. - City price cuts: `/city/{city-st}/rent-watch/`. The page supports budget, bedroom, area, and 7-day or 30-day comparison filters. - Building: `/city/{city-st}/{building-slug}/`. - Unit history: follow the identified unit link from its building or Rent Watch result. - State: `/state/{state}/rent-trends/`, for example `/state/texas/rent-trends/`. ## Citation and structured data - Link the exact page that supports the figure. Quote its observation date, location, filters, sample size, and rent definition. - Preferred attribution: "Source: Average Rent (average-rent.com), [observation date]." Replace the placeholder with the date supplied by the source. - Market pages include schema.org Dataset and WebPage metadata. Their variables and FAQ answers describe the visible page. A filtered view can canonicalize to its parent without publishing its filtered figures as the parent's Dataset. - A Dataset dateModified describes the included observations where the page supplies that date. Check the visible method notes too. An API response can have a separate computation time. - Follow published corrections and current listing status. An old article or saved price is not evidence that an apartment remains available. ## Website access - Public market summaries and research are available without an account. Some building prices, filters, and history need website Pro or a building unlock. - Saving a search requires an Average Rent account. Saved-search Trends has a limited free preview; continuing access and some features require Pro. Check the current website offer and account state. - [Website Pro](https://average-rent.com/pro.md) describes current features, limits, and pricing. Website Pro and Data API plans are separate products. ## Data API and AI connections - [API documentation and plans](https://average-rent.com/developers.md). - [Create a key and check account usage](https://average-rent.com/developers/account/). - [Connect ChatGPT](https://average-rent.com/developers/chatgpt.md). - [OpenAPI specification](https://average-rent.com/api/v1/openapi.json). - [Data license](https://average-rent.com/developers/licensing.md). - MCP endpoint: `https://average-rent.com/mcp`. It uses Streamable HTTP with account authorization. The rent-data tools read data. - A verified free account has 1,000 data calls per calendar month and 10 calls per minute for noncommercial use. API keys and OAuth connections share that account allowance. The monthly allowance resets on the first day of the month in UTC. No request creates an overage charge. - Commercial display or analysis requires an active paid Data API plan and remains subject to source rights. Check the returned data_license and the license page. Developer, Growth, and Scale plan prices and limits appear in the current API documentation. - Resolve coverage with list_covered_cities. Use get_market_stats, get_national_summary, search_apartments, get_property, get_rent_history, and get_price_cuts for rent evidence. Check get_account_usage for allowance and license details. - Paid API access does not unlock website Pro buildings. Named property and unit results follow the current public pricing rules. An anonymous market aggregate can include buildings whose individual prices remain protected. - Keep source URLs, observation dates, sample counts, fee qualifications, and availability labels from the response. Empty results and service errors do not support an estimated price or a claim of no availability. - A connection requires installation or configuration in the client and the user's authorization. Visiting or quoting the MCP URL alone does not connect an account. ## Public website JSON The website uses public JSON endpoints for summaries and maps. These are not the licensed bulk or unit-history API. Responses can have different cache and filter scopes; quote the counts and dates returned by the exact endpoint. - `/api/national/summary` - `/api/explore/states` - `/api/explore/state/{st}` - `/api/explore/city/{city-st}` - `/api/explore/neighborhoods/{city-st}` Explore circle and map-area trend queries require website Pro access. Both endpoints share 100 executions per account per UTC calendar month. Public chart pages keep their existing access. Use the Data API for supported bulk, historical, or unit-level access. Automated bulk collection of website pages is not licensed. ## Company - Operated by Work4Coins LLC. - Founded by Johnpaul Baric. - Support: support@average-rent.com. - [Contact](https://average-rent.com/contact.md), [Privacy](https://average-rent.com/privacy.md), and [Terms](https://average-rent.com/terms.md).
